BOV: The Broker Opinion of Value

You would be hard pressed to find an appraiser who can complete an appraisal in less than 30 days for under $3,000 but financing a real estate acquisition or refinancing a property in your portfolio will almost certainly require one. For your other commercial real estate valuation needs, consider the broker opinion of value or BOV.

REC often provides attorneys, accountants and investment bankers with BOVs when commercial real estate plays a role in events such as mergers and acquisitions, estate planning, the gifting of real estate and tax planning. BOVs can establish the lease rate or sale value (or both) for such real estate planning and REC prepares these in a matter of days at an hourly rate that usually totals about one-third the cost of a traditional appraisal.

Like an appraisal, a BOV analyzes a property's value from the recent comparable sales or leases; the income; and the replacement value approaches using current market data. While an appraisal is often hundreds of pages in length, REC's BOVs are usually around ten pages and provide value opinions within the context of certain limitations on our analysis. Their simplicity, however, often achieves the objective of the legal or financial professional's task at hand.
